our business at an exciting point of growth. You will have direct access to our Managing Director where ideas, initiatives and business goals will be explored. Your team will consist of 3 Property Managers who have been with us for some time, they are a friendly relaxed bunch, who like to share a joke in the office. Being a close-knit team it’s all about collaboration and valuing everyone’s impact on making the business a success. We have an open plan office and we also value your head space, so we will provide you with your own office space for times when you need to focus.
 
We are looking for someone who has vision and can spot opportunities. There is huge potential for progression in this role, stepping up to a direct level position to assist our MD in running the business long-term.
 
Total Unit Count: 500 units across 20 blocks
 
Key Responsibilities:
  • To manage performance effectively, recognising and rewarding good performance and ensuring poor performance is resolved effectively within a timely manner.
  • To ensure all reporting is completed accurately and in a timely manner.
  • To undertake regular site inspections and to implement works as required.
  • Ensure the smooth running of your portfolio
  • Proactively manage your portfolio in accordance with the management agreement and terms of the lease
  • Management of all contractors
  • Drafting and serving S20 notices for major works 
  • Project management of major works
  • Co-ordinate, chair and attend AGM’s
  • Draft and prepare agenda/ minutes for board meetings
  • Corresponding with residents/ developers/ RMC’s
  • Encouraging a harmonious relationship between all parties
  • Dealing with conflict resolution
  • Service charge budgeting & ground rent collection
  • Approval of invoices for payment
  • Ensuring all properties in the portfolio are insured including dealing with all claims, renewals and enquiries regarding the policy
  • Ensuring the lease terms are adhered to and dealing with any breaches
  • Responding to deed transfers/ Licence to Alter/ Lease variations/ Lease extensions
  • Regular site visits, checking health & safety/ maintenance works required
  • Fire Risk Assessments & RAMS (Risk Assessments & Method Statements)
  • Management of ACOP L8 (Legionnaires’ disease)
 
Minimum Requirements
 
  • 2 years’ Block Management experience
  • A full working knowledge of Service Charge budgets, Section 20 notices and relevant law/regulations (Landlord & Tenant Act 1985)
  • Experience in chairing AGM’s and carrying out site inspections
  • Drivers licence and own car
 
Desirable Requirements
 
  • Team management experience
  • A friendly can-do attitude who can show initiative
  • Associate or higher level IRPM qualification

Salary Range & Benefits
 
This position is paying a competitive salary of £30,000 - £35,000 depending on experience.
