Block Manager - West Midlands (County)

Job Title: Block Manager 
Location: Birmingham City Centre
Salary: £38,000 - £40,000 per annum + Benefits
Hybrid: 3 days on site and 2 days from home 

Are you an experienced Block Manager looking for your next challenge? We are a privately owned property management company, with 20 years of expertise in providing specialist services to over 20,000 properties. Due to continued growth, we are seeking a dedicated Block Manager to oversee circa 600 units and estate grounds in central Birmingham.

Key Responsibilities:

• Manage a portfolio of residential units and estate grounds within central Birmingham
• Liaise with Residents’ Management Companies and housebuilders to deliver exceptional service
• Oversee day-to-day property management, ensuring efficient maintenance and compliance
• Manage contractor relationships and ensure cost-effective, high-quality service delivery
• Budget preparation, service charge management, and financial reporting
• S20 consultation 
• Conduct regular site inspections, handling resident queries and complaints professionally
• Ensure all properties comply with relevant health and safety regulations

About You:

• AIRPM qualification is essential
• Proven experience managing residential blocks and estates
• Strong knowledge of leasehold property management and legislation
• Excellent communication and relationship-building skills
• Proactive, organised, and able to manage multiple tasks efficiently
• Ability to work both independently and as part of a wider team
