Junior Block Manager
South West London

We are currently hiring on behalf of a boutique managing agent who due to growth need a dedicated, customer-focused, and driven Junior Block Manager. If you have been working in Block Management at Administration or Assistant level this role could be the perfect opportunity for a step out, offering the change to take on your own portfolio. Property professionals from an AST background will also be considered.

Assisting Block Managers with their portfolio
Manging your own smaller portfolio
Assist in the management of all contractors
Prepare documentation for AGM’s
Attendance of AGM’s with your Property Manager
Draft and prepare agenda/ minutes for board meetings
Corresponding with residents/ developers/ RMC’s
Encouraging a harmonious relationship between all parties
Dealing with conflict resolution
Assist with service charge budgeting & ground rent collection
Approval of invoices for payment
Ensuring all properties in the portfolio are insured including dealing with all claims, renewals and enquiries regarding the policy
Ensuring the lease terms are adhered to and dealing with any breaches
Responding to deed transfers/ Licence to Alter/ Lease variations/ Lease extensions
Kind, mature, and fun personality
Hands on and able to use own initiative
Ability to communicate positively and effectively with a willingness to help others
Passion to deal with and resolve problems relating to property
Provide exemplary service to clients
High level of discretion and diplomacy
Resilient, able to work under pressure
Previous Block assistant experience or Lettings administration experience (AST)
Must hold full drivers license
Industry related qualifications such as IRPM / RICS / IOSH
Landlord & Tenant Act 1985
Commonhold and Leasehold Reform Act 2002
Health and Safety at Work etc. Act 1974
The Work at Height Regulations 2005
Salary Range & Benefits
This position is paying a competitive salary of £28K / £35K depending on experience.
