We are currently interested in speaking to experienced Property Inspectors with an adaptable attitude in the London area.
Responsible for the inspections and reporting of independent property inspections at developments to ensure a safe, healthy working environment and exemplary service delivery for all staff and residents within Principle EM managed properties.
Nature and Scope:
This role will specialise in facilitating/overseeing the recording and delivery of consistent on-site standards of service within the sites Principle EM manage. 
Purpose of Job:
Responsible for challenging, assessing and auditing the quality of services delivered on-site to both our clients and customers. 
A key area of responsibility is to independently audit our internal/external service provision ensuring we know we are delivering a consistently high level of service day-in day-out. 
This role will be responsible for overseeing all matters relating to on-site standards of delivery, with a focus on the aspects of Property Services Inspection Assessments utilising Qube inspection app and FRA/GRA’s as appropriate.
Scope of Responsibilities
  • To carry out Property Service Inspection Assessments across the portfolio of block managed properties nationwide utilising Qube.
  • Produce relevant individual property audits/reports; regional overviews; analysing assessment inspections; engaging with managers directly responsible for the running of developments and champion best practice to ensure that all staff are equipped to carry out their responsibilities and duties relating to maintaining developments.
  • Reviewing and auditing of property service management activities across the business to ensure full compliance with established best practice and statutory requirements.
  • Assisting in the review and amendment, (where necessary), of company policies relating to property standards and delivery of on-site services to both clients and customers.
  • Any other duties and activities commensurate with the post or reasonably requested by line manager.

Specific Responsibilities
Property Inspection Assessments
  • Set and maintain clear standards and performance criteria in line with Principle EM’s overall business objectives.
  • With the assistance of the Property Manager/Director, to schedule and carry out Property Service Inspection Assessments at all Principle EM residential managed Leasehold/Freehold blocks.
  • Review site inspection forms raised by Property Managers in conjunction with any independently audited property services inspection assessments carried out on a monthly basis with the Property Manager/Director, to ensure that these are always being recorded and up to date.
  • Recognise fully the importance of internal co-operation and communication in order to achieve objectives.
  • To ensure that property specific inspection assessments are completed to an appropriate standard.
  • To assist in ensuring that all Property Inspection Assessments are tracked and reviewed ensuring a process of continuous improvement is embedded in the services delivered.
  • Ensure that property managers are working to Principle |EM’s contracted terms for service delivery (i.e. site inspections; residents’ meetings are being held etc). 
  • Track and monitor the frequency of site visits across the portfolio to ensure that Principle EM is fulfilling its contractual obligations.
  • Assess tracking sheets and ensure that any outstanding items that have been noted are resolved in a timely manner OR are reported as exceptions.
  • Assess whether appropriate standards (as agreed) are maintained across the portfolio.
  • Assess whether planned and reactive maintenance is carried out in a timely manner across the portfolio.
  • Ensure familiarity with the working practises and feed back to managers on any adjustments that should be made to ensure the on-site service delivery of Principle EM staff and customers deliver exceptional customer service.    
  • Report to the Property Manager on any aspects of property Inspections that fall short of legal/statutory requirements and best practice.  
These include (but not exclusively) the following areas:
  1. Cleaning of internal communal areas
  2. Decoration of internal/external communal areas
  3. Lighting of internal/external communal areas
  4. Reliability, cleanliness and efficiency M&E equipment (i.e. life systems, lifts etc.)
  5. Reliability, cleanliness and efficiency of door entry systems
  6. Maintenance of external grounds and gardens
  7. Window cleaning
  • On-site and off-site communications (i.e. notice boards, signage, website when portal is live, newsletters) communications (including frequency).
  • Repairs and maintenance effectiveness.
  • Ensure that the Monthly Property Services Inspection & Exception Report is completed in a timely manner, and in advance of the monthly review.
  • Work closely and in co-operation with the property managers/director to ensure that an excellent standard of service is always provided.
  • Keep fully up to date with all changes and developments in best practise and legislation and ensure that our approach complies fully.
  • Foster strong working relationships with property managers to ensure effective two-way communication and to strive for continuous improvement as an organisation.  
  • Schedule regular update meetings as agreed with the property managers/director, where appropriate, as a vehicle for continuous improvement in support and communication.
  • Review and Amend Company Inspection policies and procedures
  • Assist in the setting and maintenance of clear standards and performance criteria across the team, in line with Principle EM’s overall business objectives. 
  • Support and manage the production of appropriate Property Service Inspection procedures within residential block management division of Principle EM.
