Property Manager (Office Based) - Hertfordshire

     Trent Park Properties is a fast-growing dynamic Property Management company looking to employ another full time Property Manager with at least 2 years’ experience in managing residential blocks of flats (Ideally IRPM qualified). 
  
Manager will be responsible for a portfolio of approx. 30 blocks of flats (circa 400 flats) based mainly in North London, some existing and some new managements. 
  
The suitable candidate must be reliable, have strong administrative skills, competent use of Microsoft Excel and Word is essential, as well as an excellent telephone manner, good customer service skills, commercial awareness and a smart professional appearance. 
 
Responsibilities: 
  • Preparation of the annual service charge budget which involves reviewing all of the building’s annual expenses.                                    
  • Organising and management of insurance policies, cleaning, gardening, fire alarm contracts and other maintenance contracts.  
  • Arranging for contractors to deal with day-to-day maintenance and repairs and checking these once completed. 
  • Obtaining quotations for maintenance and repairs, maintenance contracts and insurance policies.    
  • Arranging building revaluations for insurance purposes.   
  • To produce a forecast of estimated major expenditure likely to be required over the next 5-10 years, so you can help clients consider building up a reserve fund with sufficient funds to cover these costs.                                                                                                                                                                 
  • Quarterly status reporting to clients on finance, maintenance, legal matters and significant lessee communications.
  • Site visits to inspect the buildings.
  • Dealing with general management issues on behalf of the Leaseholders & Freeholders. 
  • Dealing with Health & Safety legislation compliance.   
  • Dealing with insurance claims.   
  • Attending meetings and AGM’s with clients.
  • Controlling communal utility accounts with utility management.  
  • Major works project advice and planning with client.  
  • Drawing up and distribution of S20 notices of intention and statement of estimates and dealing with queries during the consultation periods.
  • Liaison with Surveyors to get schedule of works and obtaining quotations to include any leaseholder nominated contractors. 
  • Site meeting with the contractors before they start works to agree in detail how the works should be done.  
  • Site visits, inspections and management during the works to ensure that the contractors are doing what we want and are following the specification and their quotation. 
 
Property Manager to start ASAP 
Office based in Borehamwood, Herts 
Full time, Monday to Friday, 8.45am to 5.15pm, and will have to attend evening meetings from time to time with clients.
