Our client is a well-established and forward-thinking brand who have been operating for over 30 years and they know that their staff are their most important asset! Therefore, they ensure their team feel valued and are recognised for the good work they do. Due to ongoing success and the demand for their services, they are now searching for a new Block Manager who is looking to join a team of likeminded professionals.
 
The ideal candidate will have experience of working in the Block Management industry, whether that be as an Administrator, Assistant or a Block Manager or someone from Lettings who would like to transfer over to Block Management. We want to speak to people at all levels, however, if you are proficient in the day-to-day management of a portfolio, including dealing with leaseholder enquiries, minor & major maintenance works, preventative maintenance, overseeing section 20 notices, creating, and managing service charge budgets, conducting AGM’s etc. that would be a huge bonus.

Key Responsibilities:
  • Ensure the smooth running of your portfolio
  • Proactively manage your portfolio in accordance with the management agreement and terms of the lease
  • Management of all contractors
  • Drafting and serving S20 notices for major works 
  • Project management of major works
  • Co-ordinate, chair and attend AGM’s
  • Draft and prepare agenda/ minutes for board meetings
  • Corresponding with residents/ developers/ RMC’s
  • Encouraging a harmonious relationship between all parties
  • Dealing with conflict resolution
  • Management of on-site staff
  • Service charge budgeting & ground rent collection
  • Approval of invoices for payment
  • Ensuring all properties in the portfolio are insured including dealing with all claims, renewals and enquiries regarding the policy
  • Ensuring the lease terms are adhered to and dealing with any breaches
  • Responding to deed transfers/ Licence to Alter/ Lease variations/ Lease extensions
  • Regular site visits, checking health & safety/ maintenance works required
Minimum Requirements
  • 1 years’ Block Management or Property Management experience
  • Full UK Drivers License
 
Desirable Requirements
  • Industry related qualifications such as IRPM / RICS / IOSH
  • A full working knowledge of Service Charge budgets, Section 20 notices and relevant law/regulations (Landlord & Tenant Act 1985)
  • Experience in chairing AGM’s and carrying out site inspections

Salary Range & Benefits
 
This position is paying a competitive salary of £24,000 depending on experience.
