Key Responsibilities:
  • Responsible for co-ordinating and managing all services and maintenance contracts and to communicate with clients and leaseholders/freeholders in line with contracted management agreement.
  • Inspection of sites to ensure the quality of services provided are satisfactory and to identify building repairs in line with health and safety issues.
  • Setting client budgets, preparing demands in line with leases/legal documents and collection of service charges having agreed budgets with client, to keep sufficient funds available.
  • Risk managing purchase of services and special projects to maintain positive cash flow.
  • Assist the client accountant with the preparation of all financial documentation for submission to accountants for preparation of year-end accounts.
  • Chairing / attending AGMs and Directors Meetings for each site where applicable, many of which are out of normal office hours.
  • Ensuring compliance of all fire risk and health and safety regulations.
  • Advising on and implementation of Section 20 procedures for all qualifying projects. Prepare simple specifications, invite tenders, and oversee planned maintenance work. Where necessary liaising and instructing external surveyors to oversee larger or more complex projects.
  • Preparing and updating Five Year Maintenance Plans for each site in the portfolio.
  • Putting in place insurance for each site / development
  • Day to day management of portfolio.
  • Support the Head of LEM with New Business proposals as required.
  • Support the Directors’ 5-10 Year Vision for the Company.  Embrace our Performance Appraisal and Development Review process.                                                                                           
Minimum Requirements
  • 1/2 years’ Block Management experience or working as an Assistant Block Manager or Junior Block Manager
  • A full working knowledge of Service Charge budgets, Section 20 notices and relevant law/regulations (Landlord & Tenant Act 1985)
  • Experience in chairing AGM’s and carrying out site inspections
Desirable Requirements
  • Industry related qualifications such as IRPM / RICS / IOSH
  • Customer service focused
  • Friendly and personable personality

Salary Range & Benefits
This position is paying a competitive salary of £20K / £25K depending on experience.
