Hybrid: 1-2 days in the office 
Salary Package: Up to £38,500 (including car allowance)


Job Overview:

We are looking for an experienced Block Manager to join our dynamic team in Newhaven. This hybrid role will allow you to work both remotely and in the office (1-2 days per week), managing a portfolio of residential blocks, ensuring smooth operations, and providing an excellent service to clients. Key Responsibilities:

  • Portfolio Management: Oversee a portfolio of residential blocks, ensuring they are managed efficiently and in line with company and legal standards.
  • Client Liaison: Act as the main point of contact for residents, leaseholders, and clients, addressing any queries or issues promptly and professionally.
  • Financial Oversight: Prepare and manage service charge budgets, ensuring accurate forecasting and financial planning.
  • Compliance: Ensure compliance with relevant health and safety regulations, lease agreements, and statutory obligations.
  • Site Visits: Conduct regular inspections of the blocks to ensure properties are maintained to a high standard.
  • Repairs and Maintenance: Organize and oversee repairs, maintenance, and contractor work, ensuring cost-effective and timely completion.
  • AGMs: Attend and lead Annual General Meetings (AGMs) and other relevant meetings with stakeholders.
  • Reporting: Prepare and deliver regular reports to clients and senior management, detailing portfolio performance and updates.

Skills & Experience Required:

  • Proven experience in block management or property management, ideally with IRPM (Institute of Residential Property Management) qualifications.
  • Strong understanding of service charge budgets, property legislation, and compliance.
  • Excellent communication and interpersonal skills.
  • Strong problem-solving ability and attention to detail.
  • Ability to manage a varied workload and meet deadlines.
  • Full UK driving license (car allowance provided).
