About Us
We are well established independent residential managing agent based in Coulsdon Surrey. We require an Property Manager/Block Manager to work in an established team assisting with the management of approximately 2,000 units spread around Surrey and parts of South London.
We work differently, unlike many other agents you will not be assigned a specific portfolio but will be assisting the Senior Property Manager with the reactive maintenance of the entire portfolio as well as carrying out regular site inspections and producing S20 notices for more major works.
The successful candidate will ideally have an IRPM qualification (or at least be working towards) and a minimum of 1+ years private sector leasehold property management / block management experience with an understanding of some or all of the following: - service charge budgets, section 20 / major works, liaising with residents on site, buildings insurance and all other associated leasehold block property management tasks.
Competitive Package on offer. A full driving license is required.
Job Description
The role of the Property Manager will be to assist with the day-to-day property management duties across our portfolio. They will report directly to the Senior Property Manager and Managing Director.
The ideal candidate will have a good understanding of Residential Property Management and current legislation. They will be customer focused and be able to work on their own initiative and be able to prioritise workload. They will also require good interpersonal skills and have good literacy and numerical skills.
Specific Tasks
To assist the Senior Property Manager with the management of the portfolio in accordance with ARMA and RICS Codes of Practice.
Be responsible for the majority response maintenance matters, including dealing with the initial report and instruction to appropriate contractors.
Assisting the team in providing a professional estate management service.
Responding to communications from estate directors and residents.
Carrying out regular site inspections and ensuring any items found are swiftly dealt with.
Monitoring, supervision and liaison with regular maintenance contracts.
Monitoring expenditure against budgets.
To assist with the authorisation of received invoices for completed works.
Any other ad-hoc tasks associated with property management.
Experience/Qualifications
Experience of residential block management is required.
Professional qualifications such as IRPM would be an advantage.
Knowledge of Health & Safety legislation would be an advantage.
A knowledge of building construction would be an advantage.
A full driving licence required.
Hours & Remuneration
This is a full time role, working hours are 9am - 5.30pm Monday to Friday. However, you will also be required to attend client meetings in the evenings. Your role will be mainly office based, although you will also be required to visit residential development sites or to attend meetings and conferences.
