Senior Block Manager - Hertfordshire

£42,000 - £50,000 - Block Management

An exciting opportunity has opened up within our Residential Block Management Team and we are currently looking for a Senior Residential Block Manager to join our dedicated and dynamic team of individuals. The role will include supporting our director responsible for this area of the business in managing the department and has potential for career progression as the business continues to grow.
As a company we appreciate that the industry can be a very demanding one, however, we work hard they also maintain a relaxed, high spirited office environment. Most of our portfolio has grown due to recommendations from existing clients, and this is partly due to the fact that we do not fall into the temptation of overloading block managers with an unmanageable number of units.
Key Responsibilities:
  • Ensure the smooth running of your portfolio
  • Proactively manage your portfolio in accordance with the management agreement and terms of the lease
  • Management of all contractors
  • Drafting and serving S20 notices for major works 
  • Project management of major works
  • Co-ordinate, chair and attend AGM’s
  • Draft and prepare agenda/ minutes for board meetings
  • Corresponding with residents/ developers/ RMC’s
  • Encouraging a harmonious relationship between all parties
  • Dealing with conflict resolution
  • Management of on-site staff
  • Service charge budgeting & ground rent collection
  • Approval of invoices for payment
  • Ensuring all properties in the portfolio are insured including dealing with all claims, renewals and enquiries regarding the policy
  • Ensuring the lease terms are adhered to and dealing with any breaches
  • Responding to deed transfers/ Licence to Alter/ Lease variations/ Lease extensions
  • Regular site visits, checking health & safety/ maintenance works required
  • Fire Risk Assessments & RAMS (Risk Assessments & Method Statements)
  • Management of ACOP L8 (Legionnaires’ disease)
  • Legislation ad regulatory obligations: keep up-to-date with, and ensure the company works within the confines of ARMA guidelines and relevant legislation. Communicate all necessary information to staff where appropriate.
  • Daily management of staff and department: proactively manage and monitor the performance of your team. Identify and manage underperformance of staff.
  • Manage the appraisal system for staff: ensure junior staff within the department receive a monthly appraisal. Liaise with the director.
  • Identify training requirements of staff; organise appropriate internal and external training as appropriate. Liaise with the director.
  • New business opportunities: Meeting new or existing clients, inspecting property, negotiating fees. At all times you are expected to maximise the overall income and profitability of the department.
  • You are expected to portray the company’s image and professionalism and the quality of the services on offer. You must be confident in justifying our fee rate whilst always endeavouring to secure new business.
  • Following Up on Pitches to maximise our chances are winning instruction
  • It is imperative that all potential clients are actively chased to maximise our chances of winning new business. Follow up calls should be diarised and feedback recorded. If we do not win a Pitch is important that we understand why we were not given the business so that we can review our approach if necessary.
 
Minimum Requirements:
  • 3 years Block Management experience, including section 20s and service charge budgets
  • Previous experience managing a range of developments including RMCs
  • Excellent customer service, IT and communication skills
  • A full UK driving license and your own vehicle
 
Desirable Requirements:
 
  • Industry related qualifications such as IRPM / RICS / IOSH
  • Knowledge of Landlord & Tenant Act 1985, Commonhold and Leasehold Reform Act 2002, Health and Safety at Work etc. Act 1974 and The Work at Height Regulations 2005

Salary Range & Benefits:
 
This position is paying a competitive salary of £42K - £50K depending on experience.
