£45,000 + Car Allowance + Bonus - Block Management

Our Client is a well-established, fast growing Block Management business with a wide spread, varied property portfolio with Clients including some of the UK’s top Developers, a range of Freehold Investment, RMC and RTM Clients.
Your role will be to oversee the day to day management of a small portfolio of properties as well as drive new business opportunities for their Manchester region and surrounding areas.
Responsibilities will include:
  • Develop new business opportunities across the region, using your own initiative to generate leads as well as progress leads provided to you.
  • To be familiar with leases/TP1s for properties within the portfolio, enforcing the covenants and ensuring that obligations are met in line with current property law.
  • Prepare and issue budgets for properties and monitor expenditure.
  • Agree year-end accounts for properties with the client and deal with enquiries as they arise.
  • Carry out regular property visits and carry out EGM/AGMs.
  • Appoint and manage the performance of contractors such as cleaners, grounds maintenance etc.
Minimum Requirements
  • 3+ years’ Block Management experience
  • New Business experience
  • A full working knowledge of Service Charge budgets, Section 20 notices and relevant law/regulations (Landlord & Tenant Act 1985)
  • Experience in chairing AGM’s and carrying out site inspections
Desirable Requirements
  • Industry related qualifications such as IRPM / RICS / IOSH

Salary Range & Benefits
This position is paying a competitive salary of c£45K + bonus + car allowance, depending on experience.
