Assistant Block Manager - Kent

£28,000 - £34,000 - Block Management
Ref: 2391 Date Posted: Friday 25 Sep 2026
We are currently recruiting for an Assistant Block Manager to join a residential property management team in Croydon.

This is an excellent opportunity for someone looking to develop their career within block management, working closely with experienced Property Managers and gaining hands-on exposure across a residential leasehold portfolio.

The role will involve supporting the day-to-day management of residential developments, assisting with leaseholder and resident enquiries, coordinating contractors and maintenance, and helping to ensure buildings remain compliant and well maintained.
You will gain valuable experience across service charges, major works, Section 20 consultation, contractor management, leasehold matters and property compliance, making this an ideal opportunity for someone looking to progress within the block management sector.

Key Responsibilities
  • Assist with the day-to-day management of a portfolio of residential blocks.
  • Respond to leaseholder and resident enquiries in a professional and timely manner.
  • Arrange repairs and maintenance and liaise with contractors to ensure works are progressed efficiently.
  • Obtain quotations, issue work instructions and monitor works through to completion.
  • Assist with service charge budgets and monitor expenditure.
  • Support Section 20 consultation processes and major works projects.
  • Assist with fire safety, health & safety and wider property compliance requirements.
  • Carry out site inspections and follow up on any actions identified.
  • Liaise with freeholders, leaseholders, contractors and professional consultants.
  • Maintain accurate property records, correspondence and compliance documentation.
About You

We are looking for someone who is organised, personable and keen to build a long-term career within residential block management.

Ideally, you will have:
  • Previous experience within block or residential property management.
  • Good written and verbal communication skills.
  • Strong organisational skills and excellent attention to detail.
  • Confidence when dealing with residents, contractors and clients.
  • Good IT skills, including Microsoft Office.
  • An understanding of residential block management.
  • A willingness to develop your knowledge of relevant landlord & tenant legislation and industry requirements.
  • A professional, approachable and proactive attitude.
Salary & Benefits
  • £28,000 – £34,000 DOE
  • Clear career progression – genuine opportunity to progress internally, particularly from Assistant Property Manager through to Property Manager and Senior Property Manager as experience and responsibility develop.
  • Professional development & qualifications – ongoing CPD training and support/funding towards relevant TPI qualifications and other role-related professional development.
  • Annual leave that increases with service – 28 days' annual leave including public/bank holidays, increasing by one additional day for each completed year of service.
  • Performance-related bonuses – opportunity to earn additional bonuses linked to individual performance and contribution to the business.
  • Regular salary and progression reviews – performance and development reviewed regularly, with opportunities for increased responsibility and salary progression as the employee develops.
  • Hands-on industry exposure – experience across a broad range of residential block management matters rather than being restricted to a narrow role, providing strong exposure for career development.
  • Direct access to senior management – a relatively flat management structure, with employees working closely with senior management and Directors and able to discuss ideas, feedback and development needs directly.
  • Supportive team environment – collaborative office culture where Property Management, Accounts, Credit Control and senior management work closely together rather than operating as isolated departments.
  • Growing business with internal opportunities – opportunities to take on greater responsibility and progress internally as the portfolio and team continue to grow.
  • Structured onboarding and ongoing training – practical on-the-job training and support, particularly for candidates joining with transferable property experience who want to build a career specifically within block management.
  • Employee recognition – strong performance, initiative and additional responsibility are recognised through progression and performance-related reward rather than progression being based solely on length of service.
  • Team and social events.
