Block Manager / Assistant Property Manager (Step-Up)
Location:
South West London / Surrey border (Convenient access to local portfolio)
Salary:
£30,000 – £40,000 per annum (Depending on experience)
Work Pattern:
Hybrid (1 day WFH per week post-probation)
Portfolio:
~25 blocks (Mix of purpose-built and period conversions, all located within a short drive)
About the Opportunity
A highly regarded, established property firm is seeking a proactive
Block Manager
or a strong
Assistant Block Manager looking for a step up
to take ownership of a compact, locally focused portfolio.
This role offers a manageable portfolio of approximately 25 blocks (a mix of purpose-built developments and period conversions), all situated within a 30-minute radius of the office. It's an ideal environment for an experienced PM seeking a balanced workload, or a capable Assistant PM ready to take full ownership of their own portfolio with great team support.
Key Responsibilities
Manage day-to-day operations across a dedicated residential block portfolio.
Prepare, manage, and monitor annual service charge budgets and expenditure.
Oversee Section 20 consultation processes for major works and qualifying long-term agreements.
Manage planned, reactive, and major maintenance works from quotation to completion.
Identify and manage estate compliance, health & safety, and statutory requirements.
Chair AGMs, EGMs, and residents' meetings as required.
Maintain positive, professional relationships with freeholders, RMCs, leaseholders, and contractors.
What We Are Looking For
Experience:
2+ years of block management experience. Strong Assistant Block Managers currently running or assisting with portfolios are actively encouraged to apply.
Knowledge:
Solid understanding of leasehold legislation, major works (Section 20), service charge budgeting, and building compliance.
Qualifications:
TPI qualifications or active study towards them are highly desirable.
Attributes:
Proactive problem solver with excellent communication, organisation, and client-facing skills. Full driving licence and access to a vehicle required for site visits.
Package & Perks
Salary:
£30k – £35k (for Assistant level stepping up) | £36k – £40k (for experienced PMs)
Working Pattern:
Hybrid model (1 day WFH per week following successful 6-month probation)
Holiday Allowance:
20 days annual leave + Birthday off + 3 extra days for Christmas shutdown + Bank Holidays
Earning Potential:
Commission structure based on major works management
Expenses:
Mileage paid at 55p per mile for site visits
