Title: Block Manager
Location: East Sussex (office-based with hybrid working available following probation, 2-days WFH)
Salary: £32,000–£40,000 + per annum (with some flexibility for the right candidate)
Hours: Monday to Friday, 9:00am–5:00pm
The Opportunity
Our client is a well-established, independent residential property management company with a strong reputation for delivering a personal, high-quality service to leaseholders and freeholders. Due to continued growth, they are looking to appoint an experienced Block Manager to join their close-knit and supportive team.
This is an excellent opportunity for someone who enjoys managing their own portfolio while working within a collaborative environment that genuinely invests in employee development and career progression. The successful candidate will manage a portfolio of predominantly local residential developments, with the support of an experienced and approachable team.
The Role
As Block Manager, you'll take responsibility for the day-to-day management of a residential portfolio, ensuring clients receive a proactive, professional and responsive service.
Your responsibilities will include:

Managing a portfolio of residential blocks across East Sussex and the surrounding areas.

Building and maintaining strong relationships with leaseholders, freeholders, residents and contractors.

Coordinating repairs, maintenance and contractor works, ensuring issues are resolved promptly and efficiently.

Carrying out regular site inspections and attending client meetings and Annual General Meetings (AGMs).

Assisting with the planning and delivery of Section 20 major works projects.

Preparing, monitoring and reconciling annual service charge budgets.

Supporting year-end service charge accounts and carrying out bank reconciliations.

Managing arrears procedures, invoice approvals and contractor payments.

Maintaining accurate property records and ensuring compliance with relevant legislation and best practice.

Providing a consistently high level of customer service while managing multiple priorities.
About the Portfolio
The successful candidate will typically manage a portfolio of around 400–500 units, depending on experience.
The majority of the portfolio is based across Brighton & Hove, consisting primarily of conversions and mansion blocks, with a smaller number of developments located further afield, including London, Portsmouth, Bournemouth, Cardiff and surrounding areas.
About You
To be considered, you'll ideally have:

Previous experience working as a Residential Block Manager (ideally 12 months or more).

A good understanding of service charge accounting, budgeting and Section 20 procedures.

Strong organisational skills with the ability to manage a varied workload effectively.

Excellent communication and stakeholder management skills.

The confidence to work independently while contributing positively to a supportive team.

A proactive, adaptable and personable approach.

A full UK driving licence (a pool vehicle is available for inspections, so your own car is not essential).
