Location: Southampton Region
Salary: Circa £50,000
Working Arrangement: Hybrid: Mixture of local office, home-based and site visits. (Initial travel to London office 2 days per week for onboarding and training)

Are you an experienced Block Manager looking for an exciting opportunity to manage a portfolio and drive new business? We are seeking a dynamic and knowledgeable Block Manager to join our team in the Southampton region. Key Responsibilities:

  • Portfolio Management: Oversee a small portfolio of residential blocks, ensuring high standards of service and client satisfaction.
  • New Business Development: Identify and pursue new business opportunities, attend client meetings, and secure new contracts.
  • Client Relations: Build and maintain strong relationships with residents, leaseholders, and clients.
  • Compliance: Ensure all properties comply with relevant legislation, including S20 consultations and health and safety regulations.
  • Service Charge Management: Prepare and manage service charge budgets, handle financial queries, and oversee expenditure.
  • Meetings: Organise and attend Annual General Meetings (AGMs), take minutes, and follow up on action points.

Requirements:

  • Experience: Proven experience as a Block Manager with a solid understanding of property management, service charges, S20 consultations, and AGM procedures.
  • Communication Skills: Excellent verbal and written communication skills, with the ability to build rapport with clients and residents.
  • Organisational Skills: Strong organizational skills, attention to detail, and the ability to manage multiple tasks efficiently.
  • Proactive: Self-motivated, proactive, and able to work independently as well as part of a team.
  • Travel: Willingness to travel to the London office for onboarding and training during the initial period and as required for client meetings and site visits.
