Block Manager - South Yorkshire

£27,000 - £32,000 PA - Block Management

We are an established Property Management business that specialises in 3 main areas; Residential Block Management, Student Lettings and Commercial Management. As a whole, we are a dynamic team and as a company, we can offer support through further training, the opportunity to progress, exposure to a varied portfolio and a great work culture. With around 30 members of staff in our Head Office in Sheffield, we are continuing to grow and as such, now looking for a new Block Manager to join our team.
 
You will join our Residential Block Management Team. It’s an exciting time to join us as our portfolio is growing and we’re currently taking on a lot of new business! We’re in need of someone experienced to help us provide a great service to our new clients. We manage a diverse portfolio of mixed use, commercial and residential properties throughout Yorkshire. Our clients vary from small management companies with ten apartments to management companies with a few hundred properties, right through to large investment companies holding large property portfolios.
 
As one of our Property Managers, your role will be to proactively and professionally manage a portfolio of residential properties, providing an efficient and accurate day to day management service. You will act as the ultimate point of contact for clients and leaseholders, so we are looking for someone that can provide exceptional customer service. You will have great support from the wider team, including Administration, H&S and Accounts teams. Your responsibilities will be to:
 
  • Develop and maintain good working relationships with the clients.
  • Attend and minute board meetings, AGM’s, Director’s Meetings and Resident Meetings.
  • Assist with the preparation of service charge budgets, including reserve funding for the forthcoming year within set timeframes.
  • Manage and authorise expenditure in line with Client instructions and Company policy.
  • Carry out site visits at regular intervals in line with the management agreement and prepare site inspection reports in the approved format.
  • Assist with the management of reactive and planned repair and maintenance in accordance with client instructions.
  • Assist with the project management of major internal and external works along with any relevant professional expert and your Line Manager.
  • Undertake Section 20 Consultations in accordance with the Landlord & Tenant Act.
  • Assist with the preparation of small works and minor internal redecoration specification of works in the approved format and administer the works in accordance with JCT Minor Works Contracts.
  • Maintain strong working relationships with insurance brokers, surveyors, contractors and consultants and create new working arrangements for the benefit of the Company.
  • Ensure insurance claims are logged promptly and all claims are managed efficiently and effectively and liaise with insurance brokers and loss adjustors as appropriate.
  • Be the first point of contact for all leaseholder enquiries whether by telephone, post or emails, responding promptly and referring any matters to your Line Manager as required.
  • Assist with the management of compliance issues and lessee requests for consents in line with client instructions, Leases and relevant legislation.
  • Assist the Property Administrator to ensure that all responses to pre-sales enquiries are complete and accurate and a response is provided within agreed timeframes.
  • Ensure that all property is managed in accordance with relevant Health and Safety legislation and the necessary risk assessments are in place and up to date.
  • Maintain regular communication with residents regarding management issues including written communication, newsletters, website etc.
  • Assist with ensuring prompt delivery of service charge accounts to leaseholders.
Minimum Requirements
 
  • Experience in leasehold Property Management
  • Hands on exp with Section 20 & Service Charge Budgets
  • Excellent Customer Service Skills
  • Full UK Driving Licence

Salary Range & Benefits
 
The salary on offer is dependant on your previous Property Management Experience. On offer is a salary of between £27,000 - £32,000 PA in addition to either a company car or mileage allowance.
In addition, you will receive 20 days holiday, increasing annual to 25 days, as well as access to other company benefits.
