Key Notes
  • This role oversees the management and growth of a residential lettings portfolio of approximately 400 units. The position requires strong commercial awareness, with accountability for service delivery, compliance, and business development.
  • All candidates will be subject to pre-employment screening including credit checks in line with regulatory requirements.
 
Purpose of Role
  • The organisation is a long-established, multi-disciplinary property consultancy regulated by the Royal Institution of Chartered Surveyors (RICS).
  • The lettings division manages a portfolio of residential properties across the East of England region with ambitious growth plans. The business is focused on long-term client relationships, high service standards, and continuous improvement.
  • The Head of Lettings provides strategic leadership and operational oversight of the lettings function. The role is responsible for delivering high-quality lettings and property management services while driving portfolio growth and landlord acquisition.
  • The postholder will lead the lettings team, ensuring strong performance across lettings, renewals, compliance, and customer service, while expanding the landlord base and improving overall commercial performance.
 
Key Accountabilities
 
Strategic Leadership & Growth
  • Lead the lettings function with clear objectives focused on growth, income, and service quality
  • Develop strategies to increase managed properties and landlord acquisition
  • Monitor market trends and competitor activity to inform strategy
Portfolio Management & Service Delivery
  • Oversee day-to-day lettings portfolio management
  • Ensure compliance with lettings legislation and regulatory requirements
  • Maintain high levels of landlord and tenant satisfaction
  • Deliver consistent, high-quality service standards
Business Development & Landlord Acquisition
  • Generate new business through networking, referrals, and marketing activity
  • Build and maintain strong landlord relationships
  • Lead valuations and convert opportunities into managed instructions
  • Drive growth of managed portfolio and service offerings
Financial Performance & Commercial Oversight
  • Manage departmental income and ensure revenue targets are achieved
  • Monitor lettings, renewals, and ancillary income streams
  • Review fees and services to ensure competitiveness
  • Work with finance teams to manage performance and cost control
Marketing & Personal Branding
  • Represent the business within the local property market
  • Develop personal and departmental brand presence
  • Support marketing campaigns, digital content, and thought leadership
  • Strengthen visibility and reputation within the landlord market
Compliance & Risk Management
  • Ensure full compliance with lettings legislation and safety regulations
  • Maintain up-to-date knowledge of regulatory changes
  • Embed best practice across all processes and team activity
  • Mitigate operational and compliance risk
Team Leadership & Development
  • Lead, motivate, and develop the lettings team
  • Set performance expectations and targets
  • Drive accountability, training, and continuous development
  • Build a high-performance culture
Client & Stakeholder Management
  • Act as senior point of contact for landlords and key stakeholders
  • Advise on rental values, market conditions, and investment opportunities
  • Manage escalations and complex issues professionally
Systems & Continuous Improvement
  • Use lettings CRM systems (SLM or equivalent) effectively
  • Improve processes, consistency, and efficiency
  • Use KPIs and performance data to drive decision-making
 
Requirements
  • Minimum 5 years’ experience in residential lettings
  • Proven leadership experience in a lettings or property management environment
  • Strong track record in business development and portfolio growth
  • Excellent understanding of lettings legislation and compliance
  • Experience managing landlord relationships and client portfolios
  • Strong commercial awareness and revenue generation capability
  • Confident handling valuations, negotiations, and conversions
  • Excellent communication and interpersonal skills
  • Strong organisation and ability to manage multiple priorities
  • Proactive, results-driven, and service-focused approach
  • ARLA Propertymark or equivalent qualification desirable
