We’re looking for a new Property Manager to join our team. Your role as our Property Manager will be to provide a full property management service to a portfolio of residential blocks (c500 units). As such, your duties will include carrying out site visits, arranging for works to be carried out, liaising with contractors, attending AGM’s and serving section 20 notices.

Technical Skills:
  • Very Good knowledge of Property Management principles and procedures.
  • AIRPM is required and MIRPM desired but not essential.
  • Good organisational skills – Time management, meetings and record keeping.
  • Good all round knowledge of the QUBE computer system.
  • Working knowledge of  windows-based spreadsheets – i.e. Excel
  • Ability to use Microsoft Word (version 7).
  • Good written and verbal communication skills.
  • Assertiveness and influencing – develop others ability to balance their own needs with the needs of others.  Sell ideas through enthusiasm and demonstration of better working practices.
Personal Effectiveness:
 
Decision making and creative problem solving skills will be frequently required in this varied but demanding role. You are expected to introduce innovative ways to improve what we do and alleviate potential problems. Moreover you must demonstrate an ability to make decisions both independently and collaboratively having evaluated different options. All decisions are to be supported with factual information.
 
Property Managers require the ability to plan their workload, to work unsupervised, and to have a flexible approach to their duties. You should have excellent communication skills, both verbal and written. The ability to adapt to changing requirements and procedures arising as a result of improvements in technology and new operational systems is essential, as is willingness to undertake training as deemed necessary.
 
As a Property Manager you should also be motivated to improve your people skills as well as your property specific knowledge by reading, researching and attending courses which are either compulsory of at your personal request.

Minimum Requirements:
 
·         At least 2 years’ Block Management experience.
·         A full working knowledge of Service Charge budgets, Section 20 notices and relevant law/regulations (Landlord & Tenant Act 1985).
·         Experience in chairing AGM and carrying out site inspections.
