Role Overview:
As a Senior Letting Manager, you will play a pivotal role in driving the growth and success of our agency. Your primary objectives will include achieving the largest active 'on market' share in the area, maximizing branch profit, and exceeding budgeted income levels for residential and lettings income. You will be responsible for leading a team to ensure exceptional service delivery, business creation, and operational excellence.

Key Responsibilities:

  • Create the largest active 'on market' share of any agent in the area.
  • Achieve the largest overall market share on exchanged/let business.
  • Maximise branch profit and exceed budgeted income levels for residential income, lettings income, and all third-party income lines.
  • Exceed personal budgets and targets, hitting bonus scheme targets on a quarterly basis.
  • Ensure performance against key activity targets, including referrals and business creation in all key areas.
  • Generate personal client visits and convert them into instructions for the branch.
  • Effectively manage the property register and adhere to operational audit standards.
  • Adhere to brand guidelines and maintain high client standards.
  • Develop the branch's pre-client visit database and monitor branch phone call activity levels.
  • Prioritise sales and lettings core objectives and focus on staff development.
  • Generate third-party income and contribute to overall branch success.


  • Proven experience in residential and lettings management, with a track record of exceeding targets.
  • Strong leadership skills with the ability to motivate and develop a team.
  • Excellent communication and negotiation abilities.
  • A proactive and results-driven approach to achieving targets.
  • Knowledge of local property market trends and regulations.
  • Proficiency in relevant software and systems.
  • A valid UK driving license.
